Historic Electric Building, a 106-unit mixed use community located in downtown Fort Worth, two blocks from Sundance Square. This asset offered a unique opportunity to reposition the 40% market rate units and first floor retail. Tradewind implemented a high-end, luxury upgrade package bringing the market rate units to the quality level of peers, receiving significantly higher rents. Additionally, this asset includes what remains of the historic Hollywood Theater which has been boarded-up since the mid-70’s and is in significant disrepair yet exhibits art deco character of the 1920’s. This asset was acquired in June 2016.
