Parc410, a 344-unit class-B apartment community located in Northwest San Antonio, was acquired in September 2013. At the time of acquisition, the property suffered from significant deferred maintenance stemming from years of underinvestment. The property benefited from its attractive & growing submarket in Northwest San Antonio, and from frontage on Loop 410, one of the major arteries of San Antonio. This asset was the only rundown property in its immediate submarket and post-renovation comparable properties were generating ~35% higher rents. An ambitious chttps:tal renovation program was instituted which replaced 100% of the cedar/shingle siding with Hardi Plank, a re-amenitization of common areas, and an interior upgrade program. The renovation enabled rents above pro forma. The asset was sold in February 2017.
